Construction Details

The flat is to be constructed to thisspecification subject to minor changes in dimension, locations found desirableor necessary to ensure sound engineering practice at the sole discretion of theDEVELOPER.

 1.             Soil Test will be carried out.Building shall be structurally designed for Seismic zone 3.

2.             TYPE OF CONSTRUCTION

2.1          RCC framed structure with non-load bearingBrick / Porotherm block cement mortar walls.

2.2          Pile Foundation / Footing asper Soil Consultant recommendation. Only Birla Ready mix concrete shall be usedfor the entire structure and PCC for foundation will be as recommended by thestructural consultant.

 

3.             WALLS

 3.1          Walls shall be plastered asper structural consultant advice.

3.2          Generally Outer wall will be6" Porotherm Block work and inner partition walls will be 4" thickPorotherm block.

 

4.             ROOF HEIGHT

 4.1       Ceiling Height will be 10’6” clear forall floors except in the toilet where it will be 9’6”.

 

5.             FLOORING

 5.1          Flooring will beBonzer/Kajaria or equivalent vitrified tiles 3’ x 3’ - for the entire flat.

5.2          Anti-skid tiles (1’ x 1’) fortoilet / balcony and matt finished tiles for kitchen (2 x 2 Vitrified Tiles).

5.3          Common areas flooring will beof marble / granite.

8.2       Ventilators will be of Good Quality ofWooden / Fenesta frames with glass louvers.

12.4     Over head tank of adequate capacity will beprovided.

 

 13.       ELECTRICAL WIRING

 13.1     Cables - Concealed copper wiring withFinolex /Anchor/ equivalent will be provided.

13.2     Modular Switches & Sockets - MK brand/Anchor or equivalent will be provided.

13.3     MCB, ELCB & DB - Siemens / Havells / orequivalent will be provided.

13.4     Separate meter for common areas will beprovided for External Lighting, lift and pumps.

13.5   All CPVC pipes will be of Ashirwad orequivalent make shall be provided.

13.6   Soil waste pipes will be of supreme or Varunmake will be provided and all GI fittings will be R brand.  

13.5     Power Supply: - 3 phase power supply withautomatic phase change over switches will be provided in each flat.

13.6     15 AMP power plug sockets will be providedfor water heater in the toilet, for air conditioners in the bedrooms, livingroom, two in the kitchen – one for microwave oven & one for fridge and onein the service balcony for washing machine. One more 15 amp point forDishwasher will be provided in the kitchen at additional cost.

13.7      5 Nos. of 5 AMP sockets will be providedin the kitchen, one for aqua guard, one for mixer machine and one for exhaustfan.

13.8     Two 5 AMP plug sockets will be provided ineach room, except in living room. In addition a multiple socket with 3 outletswill be provided for connection to TV and music system & 1 No. Concealedtube for internet connection will be provided. Two or three 5 AMP plug pointsin the stilt area shall be provided.

13.9     Concealed PVC pipes for TV dish andtelephone will be provided in the living room and bed rooms

13.10   One calling bell point will be provided

13.11   Except for the light points in the staircase,all other light & fan points will be controlled from single point.

13.12  Provision for light in the loft will beprovided.

 

14.       COMMON AREA

14.1     One common name board and letter boxes foreach flat will be provided at the entrance of the building.

14.2     A common board will be provided near theentrance to the building for incoming telephone line, with provision forconcealed wiring from this board to living room / bed rooms.

14.3    The common area outside the buildingshall be paved and suitably landscaped.1

4.4     Two KoneLifts for 6 persons / Wheel chair +2 persons will be provided.

14.5     Rainwater harvesting will be carried out inthe proposed building.

14.6     Generator(POWERICA / CUMMINS)with adequate capacity (62.5 KVA) will be provided forLift/Motor/ Common Area lights and all Light and fan points inside the flat.

14.7    Water Treatment plant will beprovided.

14.9    Entry and exit to the building: Twogates, one on the western side with power operated gates and one on the easternside with ordinary gates shall be provided. In addition, one wicket gate eachshall be provided on the eastern and western side.

14.10.Compound wall will be 6’6”.

14.11Video door entry with CCTV all floors will be provided.

14.12Toilet along with one tap will be provided in the stilt floor level forwatchman/ drivers.

14.13Water taps in the stilt floor level will provided for watering the plants/ carwash
