CONSTRUCTION SPECIFICATIONS
The flat is to be constructed to this specification subject to minor changes in dimension, locations found desirable or necessary to ensure sound engineering practice at the sole discretion of the DEVELOPER.
1.0 TYPEOF CONSTRUCTION
1.1 RCC framed structure with non-load bearing PORO THERM / Cement mortar walls.
1.2 Ceiling height will be 10feet 6 Inches approximately, except in the toilet where it will be 9 feet 6inches.
1.3 Generally internal partition walls will be 4 inches and outer walls will be 6 inches.
2.0 WALLFINISH
2.1 Walls will generally be plastered and painted inside and outside.
2.2 In the toilets, walls will be covered with Asian / Bonzer or equivalent ceramic tiles upto 7 feet height.
2.3 In the wash area, tiles will be provided upto the height of 4 feet 6 inches.
3.0. FLOORING
3.1. Flooring will be 2’ x 2’ vitrified tiles of Bonzer or equivalent make for living, dining, bedrooms and kitchen.
3.2. Bathroom tiles will be 16 x 16 ceramic tiles of Asian / Bonzer or equivalent of builder’s choice.
3.3 For the common areas viz., lobby, staircase etc., the flooring will be Granite / Marble.
4.0. DOORS
4.1. Main door frame will be of quality wooden frame with imported Malaysian door finished with varnish.
4.2. Other doors will be with good quality wood frames and flush doors finished with paint.
4.3. All door fittings will be of Dorma make.
4.4. Main door will be provided with Dorma lock,one aldrop, Tower bolt, safety chain and peep hole.
4.5. Doors to the bedrooms will be provided with Dorma locks.
5.0 WINDOWS AND VENTILATORS
5.1 Pre-fabricated big sized windows of Fenesta with four doors make will be provided for the dining room.
5.2 Ventilators will be of good quality wooden frames with glass louvers.
5.3 Split Air Conditioner provision will provided for all the bed rooms.
5.4 Lofts in all bedrooms and kitchen will be provided.
6.0 KITCHEN
6.1 G 20 Black Granite slab will be provided for the kitchen cooking platform.
6.2 A Single bowl stainless steel sink with drain board will be provided.
6.3 Fenesta glass sliding doors will be provided for dining – Balcony doors.
7.0 PLUMBINGAND SANITARY FITTINGS
7.1 Concealed plumbing lines from the over head tank for each floor.
7.2 All closets and wash basins will be of whiteColour (Parry ware make).
7.3 Provision in plumbing for connecting onegeyser in each toilet.
7.4 Hot and cold mixers for shower and tap ineach toilet.
7.5 Toilet closets will be floor / wall mountedEWC / IWC as desired by the OWNER.
7.6 Bathroom fittings - Jaguar CP fittings.
7.7 Health faucets will be provided in eachtoilet as required.
8.0 WATERSUPPLY
8.1 Two Common bore well and sump of each 12000litres capacity for storing Bore water and metro water will be provided.
8.2 Two pumps one for bore and one for sump willbe provided
8.3 Sintex type overhead tank with 5000 litrescapacity with two nos each on East and West sides, duly inter connected, willbe provided. (Total 4 nos with each 5000 litres capacity).
8.4 Two nos Sintex overhead tank with 5000 litres capacity forstoring metro water will be provided each on East and West side.
9.0 ELECTRICAL
9.1 Concealed copper wiring with ISI brandedcables (Anchor brand or equivalent) and MK switches will be provided.
9.2 Separate meter will be provided for lightingin common areas, the lift and the pumps / motors.
9.3 Three phase power supply with automaticphase change over switches will be provided for each flat as approved by TNEB.
9.4 15 Amp power plug sockets will be providedfor water heater in the toilet, for air conditioners in the bedrooms, two inthe kitchen and one in the service balcony for washing machine.
9.5 In all the flats, 2 Nos., 5 AMP sockets willbe provided in the kitchen.
9.6 Two 5 amp plug sockets will be provided ineach room in the living room in addition a multiple socket with 1 outlets willbe provided for connections to Entertainment Systems. Sufficient electricalpoints will be provided inside the flat.
9.7 One calling bell point will be provided.
9.8 Except for the light points in thestaircase, one fan and light point in bedroom, other light and fan points will becontrolled from single point.
9.9 Provisionfor Cable TV and Wi-Fi will be provided in drawing and all the bedrooms.
10.0 OTHERS
10.1 One common name board and letter boxes foreach flat will be provided at the entrance to the building.
10.2 Solar powered LED lighting will be provided in all the common floor areas.
10.3 Concealed PVC pipes for TV antenna will be provided in the living room and bed rooms.
10.4 A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to one in the living room and each one in the bed rooms and study rooms.
10.5 The common area within the compound and terrace shall be paved and suitably landscaped.
10.6 One 13 passenger capacity lift and one service lift of KONE make will be provided.
10.7 Rainwater harvesting will be carried out in the proposed building.
10.8 Generator of adequate capacity to take care of the common amenities like motor, lifts and all other 5 amp point inside the flat.
10.9 CCTV and intercom facilities will be provided.
10.11Heat resistance tiles will be provided on the entire terrace area.
10.12One room measuring about 100 sq.ft will be provided on the terrace along with a hand wash facility.
10.13 Necessary fire safety measures will be installed in the building.
10.14Stainless steel erosion resistant railings will be provided both in the Balcony and staircase.
