Construction Details

The flat is to be constructed to this specification subject to minor changes in
dimension, locations found desirable or necessary to ensure sound engineering
practice at the sole discretion of the DEVELOPER.


1.0 TYPE OF CONSTRUCTION


1.1 RCC framed structure with non-load bearing porotherm / brick cement mortar
walls.
1.2 Generally Outer walls will be 6” and inner partition walls will be 4"thick.
1.3 Ceiling height will be 9’ 6” approximately, except in the toilet where it will be
8’ 6”.

2.0 WALL FINISH


2.1 Walls will generally be plastered and painted inside and outside.
2.2 In the toilets, walls will be covered with ceramic tiles up to a height of 7’0”.
2.3 Ceramic tiles will be plain series.
2.4 In the Wash area Ceramic tiles of Bonzor make will be provided up to a height
of 2’0”.

3.0 FLOORING


3.1 Flooring will be Vitrified Tiles 3’ X 3’ of Bonzor make living, dinning &
bedroom and 2’ x 2’ for kitchen will be provided.
3.2 Bathroom tiles will be of anti-skid ceramic Tiles Bonzor make will be provided.

4.0 DOORS


4.1 Main doorframe will be of good quality teak wood with imported Malaysian
door/or equivalent and varnished on both sides.
4.2 Other doors frames will be of good quality teak wood fitted with good quality
Flush Doors which will be painted on both sides.
4.3 All door fittings will be of Dorma make.
4.4 Main door will be provided with Dorma lock, one aldrop, safety chain and peep
hole.
4.5 Doors to the bedrooms will be provided with Dorma locks. Door to the kitchen
if provided will be provided with aldrop.

5.0 WINDOWS AND VENTILATORS


5.1 Steel grills (painted) will be provided with all windows and Ventilators.
5.2 Pre-fabricated Fenesta Windows will be provided.
5.3 Ventilators will be of good quality wooden frame with glass louvers or
openable.

6.0 KITCHEN


6.1 G20 Black Granite slab will be provided for the kitchen cooking platform.
6.2 A Single bowl stainless steel sink with drain board will be provided and
stainless steel bowl in utility will be provided.

7.0 PLUMBING AND SANITARY FITTINGS


7.1 All closets and wash basins will be of white colour (Parryware)
7.2 Provision for connecting one geyser in each toilet.
7.3 Hot and cold mixers for shower in each toilet (Jaguar).
7.4 Toilet closets will be EWC Wall mounted or IWC as desired.

8.0 WATER SUPPLY


8.1 Bore well and sump will be provided.
8.2 Overhead tank with partition for bore well and metro water lines for each
floor will be provided.

9.0 ELECTRICAL WIRING


9.1 Concealed copper wiring with Finolex Cables, Modular switches, sockets in
metal box, M.K. or equivalent will be provided.
9.2 Separate meter for lighting in common areas, lift and the pumps.
9.3 Three 3 phase supply with automatic phase changer will be provided.
9.4 15 Amps power plug sockets will be provided for water heaters in the toilets air
conditioners in the bedrooms and two in kitchen and one in the service balcony
for washing machine.
9.5 In all, five Nos. 5 amp sockets & 3 Nos. 15 amp sockets will be provided in
the kitchen.

9.6 Two 5 amp plug sockets will be provided in each room, except that in the living
room, in addition a multiple socket with 3 outlets will be provided for
connections to TV, stereo and VCR.
9.7 One calling bell point will be provided.

10.0 OTHERS


10.1 One letter box for each flat provided at the entrance to the building.
10.2 Concealed PVC pipes for TV antenna will be provided with two entry points one
in the living room and the other in the master bedroom.
10.3 A common board will be provided near the entrance to the Building for
incoming telephone line, with concealed wiring from this board to two points in
each flat in the living room and the other in the master bedroom.
10.4 The common area outside the building shall be paved and suitably landscaped.
10.5 1 13 Passenger Lift of Kone make will be provided as suggested and requested
by the Owners.
10.6 Generator of adequate capacity connecting all the common lighting, lifts,
motor pumps and all lighting and fan points in the flat, except for air
conditioner and geyser.
10.7 Rain Water harvesting will be provided.
10.8 CCTV Camera will be provided
10.9 Toilet for Security / Driver /Maids will be provided in Stilt Floor.
