Construction Details

CONSTRUCTION SPECIFICATIONS

Theflat is to be constructed to this specification subject to minor changes indimension, locations found desirable or necessary to ensure sound engineeringpractice at the sole discretion of the DEVELOPER.

 

1.            TYPEOF CONSTRUCTION

1.1         RCC framed structure withnon-load bearing porotherm and cement mortar walls

1.2         Building to be designed andbuilt to withstand earthquake zone 3

1.3         Ceiling height will be 9’6”except in the toilet where it will be 8”.

1.4     Internal partitionwalls will be 4 inches and outer walls will be 9 inches.

 

2.     WALL FINISH

2.1    Walls will be plastered and painted inside and outside.

2.2     In the toiletswalls will be covered with bonzer or equivalent ceramic tiles up to 7 feet height.

2.3    In the wash area ceramic tiles will be provided up to a height ofparapet.

 2.4     Ceramic tiles will be plain series.

 

3.      FLOORING

 3.1    Flooring will be (2 x 2) Bonzar vitrifiedtiles for entire flats.

3.2   Bathroom tiles will be of 16 x16 ceramic tiles of Bonzar or equivalentas per builder’s choice.

3.3     Balcony flooringwill be rustic ceramic tiles of 12” X 12” inches of the above           brands.

3.4     All other lobbiesand staircase with polished granite/kota slabs as per the architect design.

4.      DOORS

 4.1    Main door will be first quality teak wood frame with panelled solidwooden door   finished with varnish.

4.2    Other doors will be with first quality wood frames with panelled solidwooden door finished with paint.

4.3     All door fittings will be of Dorma make.

4.4     Main door will be provided with lock, onealdrop, Tower bolt, safety chain and peep hole. (Dorma make)

 5.      WINDOWS AND VENTILATORS

 5.1     Pre-fabricated windows of Fenesta will beprovided.

5.2     Ventilators will be of first qualitywooden frames with glass louvers.

 5.3    Provision for installation for split Air-conditioners will be providedin all the bed rooms.

 

6.      KITCHEN

 6.1     G 20 Black Granite slab will be providedfor the kitchen cooking platform.    6.2     A double bowl stainlesssteel sink with drain board will be provided.

6.3     A service areawill be provided with provision for vessel washing and provision for washingmachine and wash basin and provision for Chimney will be provided in thekitchen.

6.4     Provision for RO water purifier, onlyplumbing and power point will be provided.

 

7.      GENERATOR PROVISION

 7.1     Adequate diesel Genset for all the flats,lift, common lights and motors of powerica/Mahindra brand and inverter forindividual flats.

 

8.       PLUMBING AND SANITARY FITTINGS

 8.1   Plumbing lines from the overhead tank toeach floor.

 8.2   All closets and wash basins will be whitecolour (parry ware or equivalent).

 8.3   Provision in plumbing for connecting onegeyser in each toilet.

 8.4   Hot and cold mixtures for shower in eachbathroom.

 8.5   Toilet closets will be floor / wall mountedEWC / IWC as desired by the owners

 8.6   Bathroom fittings -Jaguar continental CP fittings, Shower will be provided   with diverter.

8.7   Healthfaucets will be provided in each toilet.

 

9.    WATER SUPPLY

 9.1   Onecommon bore well of adequate depth, (one/two well of adequate depth for rain water harvesting), RCC sump for Metro water of 20000 liters.

 9.2   Maintenance and twopumps one for bore and one for metro water will be  provided.

 9.3   Overheadtank with partition for bore well and metro water with adequate  Capacitywill be provided.

9.4  Ladder facility for cleaning thetank, Automatic overflow control for tank.

 

10.   ELECTRICAL

10.1 Concealed copper wiring with ISIbranded cables (anchor or equivalent) and  modular switches of MK or equivalentwill be provided.

10.2 Separate meter will be provided for lighting in common areas, the liftand the   pumps / motors.

10.3 Three phase power supply withautomatic phase change over switches will be provided in each flat.

 10.4  15 Amp power plug sockets will be provided for water heater in thetoilet, for air conditioners in the bedrooms, two in the kitchen and one in theservice balcony for washing machine.

10.5  In all the flats 3 Nos., 5 AMP sockets will be provided in the kitchen.

 10.6  Two 5 amp plug sockets will be provided in each bed room. In the livingroom an additional multiple socket with 3 outlets will be provided.

10.7  One calling bell point will be provided.

 10.8  Except for the light points in the staircase and one light point in eachbedroom, all other light and fan points will be controlled from single point.

10.9  Sufficient panel board with generator changeover.

 

 11.    PAINTING

11.1   Outer painting will be apex emulsion paintof two coats.

11.2 Inner painting of emulsion of nerolac/Asian/ICICI/Nippon with birla carewall putty.

11.3  The main door and French door will be polished.

11.4   The toilet/bed room door both sides withpaint finish.

 

 12.    SECURITY

 Video door phonewith access control for all apartments and CCTV cameras in stilt floor.

 

13.    TERRACE

 Water proofing over weathering course withpressed tiles using lime and brick jelly, seating provision as design will beprovided.

 

14.    OTHERS

 14.1  One common name board and letter boxes for each flat will be provided atthe entrance to the building.

14.2  Concealed PVC pipes for TV cable will be provided in the living room andbed rooms.

14.3  A common board will be provided near the entrance to the building forincoming telephone line, with provision for concealed wiring from this board toone in the living room and each one in the bed rooms and study rooms.

14.4 The  common  area within  the  compound shall  be  paved and  suitably landscaped.

14.5  One auto door Kone lift up to the terrace will be provided havingcapacity of 8 Persons.

14.6  Generator of required KVA to take care of the common amenities likemotor, lift and all other 5 amp point inside the flat will be provided.

14.7   Security / Servant / drivers toilet will beprovided in the Stilt Floor.

 14.8   Rainwater harvesting will be carried out inthe proposed building.
