Construction Details

CONSTRUCTIONSPECIFICATIONS

 

1.0      TYPE OF CONSTRUCTION

1.1     RCC framed structure with non-load bearing, porotherm and cementmortar walls.

1.2     Ceilingheight will be 10 feet approximately, except in the toilet   where it willbe 9 feet.

1.3     Generallyinternal partition walls will be 4 inches and outer walls will be 6 inches.

 

2.0    WALL FINISH

2.1.    Walls will generally be plastered and paintedinside and outside.

2.2     In the toilets, walls will be covered with ceramic tiles ofBuilders Choice up to 7 feet height.

2.3      In the wash area, tiles will be provided up to the height ofSill level.

 

3.0     FLOORING

3.1     Flooring will be vitrified tiles 2' x 2' for living, dining,bedrooms & kitchen.

3.2    Bathroom tiles will be of ceramic tiles of reputed make.

3.3    Allthe tiles will be identified and selected by the Builder.

 

4.0        DOORS

4.1     Main door will be good quality teak woodenframe with paneled wooden door finished with varnish.

4.2     Other doors will be with good qualitywooden frames with flush doors finished with paint.

4.3     All door fittings will be of Dorma make.

4.4     Main door will be provided with Dorma lock,one aldrop, Tower bolt, safety chain and peep hole.

4.5     Doorsto the bedrooms will be provided with Dorma locks.

 

5.0        WINDOWS AND VENTILATORS

5.1     Pre-fabricated windows of Fenesta will be provided with M.S.grills.

5.2      Ventilatorswill be of good quality wooden frames with glass louvers.

5.3     Provision for fixing Split A/c will be provided in all bedrooms.

6.0        KITCHEN

6.1     G 20 Black Granite slab will be provided for the kitchen cookingplatform.

6.2     A Single bowl stainless steel sink with drain board will beprovided.

 

7.0        PLUMBING AND SANITARY FITTINGS

7.1     Concealed plumbing lines from the overhead tank for each floor.

7.2      Allclosets and wash basins will be white in colour.

7.3      Provision in plumbing for connecting onegeyser in each toilet.

7.4      Hotand cold mixers for shower and tap in each toilet.

7.5     Toilet closets will be floor / wall mountedEWC / IWC as desired by the Owners.

7.6.    Bathroomfittings - Jagquar CP fittings.

7.7     Healthfaucets will be provided in each toilet as required.

 

8.0        WATER SUPPLY

8.1.     Onecommon bore well and sump will be provided.

8.2.    Two pumps one for bore and one for sumpwill be provided.

8.3.    Overhead tank with sufficient capacity willbe provided.

 9.0.   ELECTRICAL

9.1.    Concealedcopper wiring with ISI branded cables (Finolex or equivalent) and modularswitches will be provided.

9.2.   Separatemeter will be provided for lighting in common areas, the lift and the pumps /motors.

9.3.   Threephase power supply with automatic phase change over provision will be providedas prescribed by TNEB.

9.4.   15Amp power plug sockets will be provided for water heater in the toilet, for airconditioners in the bedrooms, one in the kitchen and one in the service balconyfor washing machine. \

 9.5.   Inall the flats 3 Nos., 5 AMP sockets will be provided in the kitchen.

9.6.    Two5 amp plug sockets will be provided in each room in the living room in additiona multiple socket with 3 outlets will be provided for connections to TV, stereoand other gadgets.

9.7.    Onecalling bell point will be provided.

9.8.    Exceptfor the light points in the staircase, all other light and fan points will becontrolled from single point.

 10.0.   OTHERS

10.1.   Onecommon name board and letter box for each flat will be provided at the entranceto the building.

10.2.  C.C.TV will be provided at the Main Entranceand around the building.

10.3.  Water purification system will be provided.(Softner /Iron Remover)

10.4.   LEDlighting will be provided in all the common floor areas.

10.5.   ConcealedPVC pipes for TV antenna will be provided in the living room and bed rooms.

10.6.   Acommon board will be provided near the entrance to the building for incomingtelephone line, with provision for concealed wiring from this board to one inthe living room and each one in the bed rooms and study rooms.

10.7.   Thecommon area within the compound shall be paved and suitably landscaped.

10.8.   Autodoor Kone lift will be provided. KRD (Kone Rescue Device) if required, can beprovided at actual cost.

10.9.   Rainwaterharvesting will be carried out in the proposed building.

10.10. Generator of adequate capacity to takecare of the common amenities like motor, lift and all other 5 amp point insidethe flat.

10.11. Toilet for the security/drivers shall beprovided in the Stilt Floor.

10.12. Proper soil testing will be done forstructural designing and stability.

10.13  Pantrywill be provided in open terrace.
